We discount automatically when two or more certificates are booked at the same visit — the discount appears on the quote, not as a haggle after the fact.
The pricing rule is straightforward. Two certificates at the same visit, 10% off the combined list price. Three certificates, 15% off. Four, 20% off. Portfolio contracts (five or more properties on a single annual schedule) are bespoke and typically land between 15% and 25% depending on borough mix, access logistics and HMO complexity. There is no upfront payment; we invoice on completion. Bundles can optionally include HMO licensing assistance (£400) and smoke alarm install (£180/point) — quote both at booking.
The Renters' Rights Act 2026 — which gained Royal Assent in May 2026 and abolished Section 21 — has changed the cost of a failed compliance inspection. Possession claims now go through Section 8 grounds only, and an out-of-date EICR or missing CP12 weakens those grounds materially. Portfolios that ran behind on certification under the old regime were quietly forgiven at re-let; under the current regime an expired certificate is a substantive defect that can stall a possession claim for months. How does the bundle discount actually apply?
When you book two or more certificates at the same visit, the discount is applied to the combined list price on the quote — before you confirm. Two certificates = 10% off, three = 15%, four = 20%. Portfolio (5+ properties on an annual contract) is bespoke and typically 15–25%. The discount is visible on the booking quote; you do not need a code or to ask after the fact.
When is bundling the wrong choice?
Three situations. First, if a CP12 is due mid-tenancy and the EICR is still valid for another two years — bundling means paying for an early EICR you do not need. Second, if a tenant has refused access for one specific certificate but not others — we attend for what is accessible rather than rebook the whole bundle. Third, if you are within 90 days of property sale, EICR and EPC bundling is sensible but CP12 may be irrelevant. We will say so on the call.
How does portfolio anniversary work?
For portfolio clients (five or more properties) we set a single annual contract anniversary per property — typically aligned to the original tenancy start date or, where the tenancy predates our involvement, to the next EICR expiry. Every certificate on that property is renewed in the same anniversary visit. The result is one calendar entry per property per year instead of three to five staggered dates.
What happens to the bundle discount if one certificate fails?
The bundle discount survives. If the EICR comes back with C1, C2 or FI codes and requires remedial works, we complete the remedial inside the statutory 28-day window and re-issue the satisfactory EICR — the bundle pricing is held. We do not retract the discount on the certificates that passed first time.
Can I swap services in or out of a bundle?
Yes. The bundle is a discount mechanism, not a fixed SKU. Add PAT testing to an Essential bundle, swap EPC out of a Plus bundle, or add a fire-alarm BS 5839-6 cert to the HMO Pack. The discount tier is set by the number of certificates booked at the same visit, not by which specific certificates they are.
What is NOT included in the bundles?
Gas appliance servicing (the CP12 is a safety check, not a service — we do not strip and clean boilers under a CP12 visit). Fire-door surveys to BS 8214 (separate visit, separate qualification). Asbestos surveys. Legionella risk assessments (we offer this separately). Anything requiring planned access to the consumer-unit cupboard while tenants are mid-cooking. We will flag any of these as out-of-scope on the quote.
What format is the invoice?
PDF invoice emailed within 24 hours of completion. We can invoice the landlord directly, the letting agent on the landlord's behalf, or split between the two. VAT is itemised line-by-line so you can reclaim by certificate if needed for separate property accounts.
What are the payment terms and late payment policy?
Standard terms are 14 days from invoice. Portfolio clients on annual contracts get 30 days. Late payment over 30 days attracts statutory interest under the Late Payment of Commercial Debts (Interest) Act 1998 at 8% above Bank of England base rate. We rarely need to invoke this; most landlord and agent clients pay on the day.
Will the certificates satisfy my BTL mortgage lender?
Yes. EICRs are NICEIC-numbered and verifiable against the NICEIC directory. CP12s are Gas Safe registered. EPCs are Elmhurst-issued and lodged with the national EPC register within 24 hours. We have provided documentation packages to every major BTL lender and to specialist HMO lenders — request a covering letter if your underwriter needs a specific format.
Do bundles cover all London boroughs?
Yes — every London postcode plus IG, RM, CR and BR fringe boroughs. Bundle pricing does not change by borough. Engineers dispatch from our Barking HQ with typical arrival of 60 minutes in inner London, 90 minutes in outer London. Same-day digital certificate delivery is standard across all zones.
