Frequently asked questions

How often is a CP12 required?

Annually for every let property in England. The certificate is valid for 12 months from the test date. Landlords must give tenants a copy within 28 days of the test (or on tenancy start for new tenants).

What if my boiler fails the CP12?

Gas Safe engineers must classify failures as ID (Immediately Dangerous — disconnected on the spot), AR (At Risk — disconnected with permission) or NCS (Not to Current Standards — left in service with advice). We'll talk you through whatever we find before disconnecting anything.

Can you do EICR and CP12 in the same visit?
