A full rewire is the right call when an EICR throws multiple C2 codes that can't be remedied at circuit level, when the consumer unit pre-dates the 17th Edition, when rubber-insulated cable or asbestos-bound fuse boards are still in service, or when decades of kitchen and bathroom moisture have rotted the back-box cabling to the point of repeated nuisance tripping. London's 1900–1970s housing stock hits one or more of these triggers routinely. Electrician London delivers full and partial rewires with NICEIC certification, Building Control notification and a fixed price agreed before we lift a floorboard.
Honest cost-driver realism: rewire pricing is dominated by cable runs (which need access to ceilings, floors and walls), plaster make-good after first fix, Part P notification, Building Control sign-off and the certification scope — not the cable cost itself. We quote line-by-line so you see exactly where the labour goes, and we coordinate with kitchen, bathroom and decorating trades so the rewire doesn't hold up the rest of the renovation.
Why Electrician London
NICEIC installation certificate
Full electrical installation certificate (EIC) on completion, plus Building Control notification — accepted by every London letting agent, lender and insurer.
Part P self-certified
We are Part P self-certifying so the rewire is notified to Building Control without a separate inspector visit — saves you time and the council fee.
Type A RCBO + SPD + AFDD ready
New board built to BS 7671:2018 Amendment 4:2026: Type A RCBO per circuit, Type 2 SPD on the incoming and AFDD on socket circuits where mandated (HMOs, care homes).
Coordinated with renovation
We work to your kitchen, bathroom and decorating programme — first fix before plaster, second fix after, no clashes with other trades.

How a rewire runs
- 1
Survey
Whole-property walk-through, existing board check, EICR codes reviewed and final circuit list agreed before any quote.
- 2
Design + quote
Fixed-price quote with circuit list, board specification and certification scope. No scope drift mid-job.
- 3
Schedule
Typical 1–2 bed flat is 2–3 days, 3-bed terrace 3–4 days, 4–5 bed semi 4–5 days. Coordinated with kitchen, bathroom and decorating trades.
- 4
Install
First fix (cabling and back-boxes) before plaster; second fix (accessories and board) once plaster is dry. Power maintained on temporary supply where possible.
- 5
Commission + certify
Every circuit tested, board energised, NICEIC certificate issued, Building Control notified. Walk-through of new board with you on-site.
Frequently asked questions
Full rewire or partial — how do I know?
Partial works when the original installation is sound but specific circuits are at end of life — for example a kitchen rewired in isolation as part of a refit. Full rewire is the right call when the consumer unit is pre-17th-edition, when multiple circuits show C2 codes on the EICR, when rubber-insulated or lead-sheathed cable is still in use, or when you're stripping back to brick anyway.
Can we stay in the property during the rewire?
On a 3-bed terrace it's tight but possible — we work room-by-room and maintain power on a temporary supply where we can. Most clients move out for 2–4 days during first fix and the board change. We agree the access plan up-front so there are no surprises.
Will the plaster be made good?
Cable chases are filled and patched as part of the rewire scope — that's a clean plaster patch, not a full skim. Final decorative skim, painting and tiling are typically handled by your decorator after second fix. We coordinate timing so the decorator isn't held up.
Do you handle the Part P notification?
Yes — we are Part P self-certifying so the rewire is notified to Building Control on your behalf. You receive the Building Control compliance certificate without needing a separate inspector visit or council fee. NICEIC installation certificate is issued the same day.
Why do I need Building Control sign-off as well as NICEIC?
NICEIC certifies that the electrical work meets BS 7671. Building Control records the work against the Building Regulations Part P (electrical safety) on the property file. Both are expected by lenders, insurers and future buyers when you sell.
What does Type A RCBO, SPD and AFDD actually buy me?
Type A RCBO per circuit detects AC and DC fault current — required for modern induction hobs, EV chargers and LED drivers. Type 2 SPD on the incoming protects sensitive electronics from grid transients. AFDD detects series arc faults (a leading cause of electrical fires) and is mandatory on socket circuits in HMOs under BS 7671 Amendment 4:2026.
What's the lead time?
Standard rewires are typically 3–6 weeks from quote to start, depending on time of year and the scope. Urgent rewires (post-fire, post-flood, pre-completion sale) can be slotted in within 1–2 weeks at a small expedite premium.
Do you do kitchen and bathroom rewires separately?
Yes — these are common standalone jobs as part of a refit. Kitchen rewires include dedicated cooker, hob, oven, dishwasher, washing machine and split socket circuits. Bathroom rewires cover zoned IP-rated lighting, shaver socket, supplementary equipotential bonding and fan. Both are NICEIC certified and Part P notified.
