What counts as a full landlord certificate pack in London?

For a standard single-let: EICR (every 5 years), Gas Safety CP12 (annual), EPC (every 10 years) and PAT for furnished lets. For HMOs add a Fire Risk Assessment and Emergency Lighting test. The Essential, Complete and HMO bundles map directly to each of these letting profiles.

Can I add or subtract certificates from a bundle?

Yes — bundles are starting points. If you already have a current EPC, drop it from the bundle and we re-price; if you need a Legionella L8 assessment on top, we bolt it in. The bundle discount scales with the number of certificates booked at the same visit.

Do portfolio landlords get an additional discount?

Yes — three or more properties booked together qualify for portfolio rates on top of the bundle discount. We hold every property's renewal calendar in one place and trigger reminders 60 days before each certificate expires.

When should I schedule the package?

Most landlords align the package with a tenancy change so all certificates run on the same renewal cycle from day one. Mid-tenancy is fine — we coordinate tenant access for a single 2–3 hour visit rather than five separate appointments.

How do renewal reminders work?

After the first visit we set the EICR (5y), CP12 (annual), EPC (10y) and FRA (annual review) on our calendar. You get an email reminder 60 days before each renewal with a one-click rebook link. No missed renewals, no licence breach risk.

What happens if the EICR finds remedials?

Any C1, C2 or FI code triggers the statutory 28-day remedial window. We quote remedials at the certificate visit and complete most in 7 days — often the same day for fault-level repairs. The remedial certificate goes into the same landlord pack.
