Frequently asked questions
How do I find my original certificate number?
It usually appears top-right of the NICEIC certificate as a 6-8 digit code. Conveyancers, letting agents and previous landlords often keep a scan — try them first. If you cannot find any reference at all but the property is yours, we can search our archive by address alone.
What if I don't know which contractor did the original?
We can check our archive by property address — if it was us, we will find it. If it was another contractor, you can search the NICEIC certificate-verification portal by address (free, public). Where the contractor has ceased trading, NICEIC's central records can sometimes be referenced — but a fresh inspection is usually faster.
My certificate is over 5 years old — can I still get a duplicate?
Yes, we can reissue the historical record — but it will be marked as expired and is not valid for mortgage, selling, letting or insurance purposes. For any of those use-cases you need a fresh inspection. We can book one for next day.
Can the duplicate be reissued in a different name?
No. A duplicate is a true copy of the original certificate. If the original was issued to the previous owner, you cannot have it reissued in your name — you need a fresh inspection, which we can do as next-day or same-day priority.
What format do mortgage lenders require?
Every UK high-street lender we work with accepts a NICEIC digital PDF certificate. Some lenders specifically require it to be issued by an NICEIC, NAPIT or STROMA contractor — we are NICEIC Approved Contractor, which covers Halifax, HSBC, Santander, NatWest, Nationwide and the rest of the high-street.
What format do conveyancers require?
Conveyancers typically want a clean PDF of the full report (not just the cover certificate) so they can attach it to the TA6 / TA13 pack. Our reissue includes both the certificate page and the full schedule of inspections and tests.
