How Often Does an EICR Need to Be Renewed? London Rules

Five years for landlords, ten for homeowners, three for industrial — the renewal rules nobody bothers explaining. Plus the trigger events that force an earlier EICR.

The intervals

Rented properties (incl. HMOs): every 5 years — mandatory under the Electrical Safety Standards 2020.

Owner-occupier homes: every 10 years recommended, or on sale/purchase.

Commercial premises (offices, retail): every 5 years.

Industrial sites, leisure with pools, public buildings: every 3 years.

Caravan parks, marinas, swimming-pool installations: every year.

When earlier renewal is needed

Change of occupancy in a rental property (recommended at every tenancy change for HMOs).

After major alterations, rewires, or fuse-board upgrades.

After fire or water damage.

After any insurance claim involving electrical components.

When a previous EICR returns "unsatisfactory" — the next test is sooner.
